About this service
Rent Manager NZ is a property management tool operated by Nick Georgiev (NZBN 9429051087500), a New Zealand sole trader. It is designed to help small residential landlords track properties, tenancies, rent payments, and related documents.
Rent Manager NZ is not accounting software, legal advice, or a financial advisory service.
The information and records generated by this software are for your own organisational purposes only. Do not rely on them for tax returns, financial statements, or legal proceedings without independent professional verification.
Your responsibilities
- You are responsible for the accuracy of the data you enter.
- You must comply with the Residential Tenancies Act 1986 (as amended), including the 2024 amendments, and all other applicable New Zealand laws.
- You are the data controller for any tenant personal information you enter. You must handle it in accordance with the Privacy Act 2020.
- You must obtain appropriate consent from tenants before recording their personal information.
- You must keep your login credentials secure and notify us promptly if you believe your account has been compromised.
What this software is not
- Not accounting software: Rent Manager NZ does not prepare financial statements, GST returns, or tax returns. Consult a chartered accountant for these.
- Not legal advice: Nothing in this software constitutes legal advice. For tenancy disputes, consult a lawyer or the Tenancy Tribunal.
- Not a bank: Bank transaction data is sourced from Akahu (if connected) on a read-only basis. We do not initiate, authorise, or guarantee any bank transactions.
- Not a compliance checker: Healthy Homes compliance tracking fields are for your own record-keeping. We do not verify compliance with government standards.
Limitation of liability
To the fullest extent permitted by New Zealand law, Nick Georgiev and Rent Manager NZ are not liable for any direct, indirect, incidental, or consequential loss arising from your use of this software, including but not limited to:
- Incorrect or missing rent records.
- Failure to detect overdue rent.
- Errors in bank transaction matching.
- Loss of data due to technical failure.
- Non-compliance with tenancy or tax law.
The Consumer Guarantees Act 1993 and Fair Trading Act 1986 may apply where you are using this service as a consumer. Nothing in these terms limits rights you cannot legally waive.
Subscriptions and billing
- Paid plans are billed via Stripe. Prices are in New Zealand dollars (NZD) and include GST where applicable.
- Subscriptions auto-renew unless cancelled before the renewal date.
- Refunds are at our discretion. Contact nick@rentmanager.nz within 7 days of a charge if you believe it was made in error.
- We may change pricing with 30 days' notice.
Acceptable use
You must not use Rent Manager NZ to:
- Store data unrelated to property management.
- Attempt to access other users' data.
- Circumvent, disable, or attack the platform's security mechanisms.
- Violate any New Zealand law or regulation.
We reserve the right to suspend or terminate accounts that breach these terms without notice.
Data and privacy
Your use of this service is also governed by our Privacy Policy, which is incorporated into these terms.
Changes to these terms
We may update these terms at any time. Material changes will be communicated by email or an in-app notice at least 14 days before they take effect.
Continued use of Rent Manager NZ after the effective date of any changes constitutes your binding acceptance of the revised terms.
The current version of these terms is always available at rentmanager.nz/terms. The date at the top of this page indicates when they were last updated.
Governing law
These terms are governed by the laws of New Zealand. Any disputes will be subject to the exclusive jurisdiction of the New Zealand courts.
